Have your say on the 100 Avenue Road scheme

• IT was clear from Essential Living’s (EL) public Construction Management Plan (CMP) meeting last Thursday that the combined effect of the construction of the 100 Avenue Road 24-storey tower development, following demolition of the existing building, and the construction of CS11, is going to cause utter chaos in the area for the next three to four years.
Their original CMP anticipates “an average of six to 10 vehicle movements per hour during the demolition works and substructure period” [23/05/14]. They have not given frequency figures in this new CMP.
EL propose to use the A41 Avenue Road bus lane for the majority of their HVGs and Winchester Road and the pedestrian area of Eton Avenue for the rest. At this rate how will the bus service work? Bus stops will be relocated to the Eton Avenue entrance.
Lives will be made intolerable for the residents of Winchester Road with a constant stream of HGV’s on one side and a building site on the other.
The Eton Avenue Market will be squeezed into a tiny space at Adamson Road. Ten lanes of the A41 gyratory traffic will become five along the Finchley Road causing serious tailbacks, local rat-runs and delays to commercial traffic vital to our economy.
A public consultation is open for comments on EL’s CMP proposals until November 1.
Key points to raise are:
• Written assurances from HS2 to EL that HS2 works and its operation will not have any detrimental impact on the 100 Avenue Road development. Demolition cannot go ahead without this.
• Rerouting of Winchester Road and Eton Avenue vehicles to Avenue Road.
• A new planning application must be made to cut down three category “A” cherry trees by the library.
• Licensing permissions for the area beyond their boundary.
There is a covenant area along the SE section of the public path which stipulates: “Not to any time to use permit allow or suffer to be used that part of the retained property shown edged brown on the plan otherwise than as a public open space and amenity area” [Land Registry]. EL wish to use this route for egress.
