The proposed development for the old bowling club site would be life-changing for us

Thursday, 2nd February 2023

• THE impact the proposed development at the old Mansfield Bowling Club would have on us (we are right opposite the entrance to the bowling ground) and our neighbours is life-changing.

— Traffic: there will be a lot of additional traffic with this proposal, we already have four schools in the area and the traffic in the morning and afternoon has reached its limit.

There is in addition a significant growth in vehicles cutting through Brookfield Park when Highgate Road is gridlocked. This happens every workday morning.

The proposal will also add additional traffic on the weekend with visitors and delivery, the only time at the moment where we have a bit of peace (and even this is relative).

— Air pollution: obviously due to massively increased traffic we will inevitably suffer a lot of additional air pollution. Our calculation: with 78 rooms you would probably have 40-50 staff on site at least during the day plus, of course, visitors.

— Parking: the proposed parking eight or nine spaces would not be remotely sufficient for staff, let alone visitors, so people will have to park outside the grounds on the surrounding streets.

— Noise: massively increased due to significant more traffic, delivery vans, rubbish collection, ambulances etc.

— Height of building: this is massively higher than the directly adjacent houses and will completely harm the conservation area

— Light: there will be constant light pollution, a nursing home does not switch off lights at night.

We are not opposed to the site finding its useful purpose. We did not object to the previous proposal of building residential homes (which would have also affected us).

Whatever will be planned in that space needs to be in line with the surrounding buildings, that is, not higher than two to three storeys, needs to have their own parking on site, and should add to improving the air quality.

This project clearly does not. The current proposal is completely inappropriate for our neighbourhood and should be rejected in full.
