Accommodation allocated at 100 Avenue Road is compromised

• I ATTENDED the latest 100 Avenue Road consultation at Swiss Cottage Library.
Had I not engaged with the architect and only looked at the display boards, I would have learnt little.
The future landscaping showed “bird’s-eye” roof gardens and the Winch roof play area with no ground floor detail.
There was no model and no ground-floor plan available. The architect kindly brought it up on his laptop for me.
I was dismayed to find that deliveries to and from the extensive ground floor commercial (supermarket) premises will once more pass through the busy pedestrian area.
That area serves as access to five primary schools, a theatre, a university, market place, cycle lane, tube station and bus stops. In addition the refuse collection for the shop and the accommodation will also use the same access.
This was a very dangerous feature of the original building but will be exacerbated now due to the greater demand for home deliveries.
There was no evidence of any mitigation to the inevitable wind tunnel that will arise between the tower and the lower building.
Pedestrians already experience that problem on Winchester Road and through Winchester Mews.
It remains hugely regrettable that the board, the trustees, local councillors have not argued that the CIL, community infrastructure levy, payment should be used to refurbish the Winch, a
building that has served all the community well for over 50 years.
The accommodation allocated at 100 Avenue Road is compromised by the design of the building, accessed by lifts to upper floors with a play area on the roof.
It would be so much better to upgrade the Winch and use the space gained for housing.
